Questions worth answering before you spend £39.

How likely am I to win a band challenge?+

It depends entirely on the comparables. Where most similar nearby properties are in a lower band, the VOA usually agrees. Where comparables are mixed or higher, the case is much weaker. Our engine gives you an honest read before you pay anything.

How much could I save?+

A drop of one band typically saves £150–£500 a year, depending on your local authority. Refunds can be backdated to when the band was first set, which for many properties is several years. Five-figure refunds exist but are rare and usually for higher-band properties.

Can my band go up?+

Yes — the VOA can revise bands either direction. The risk is small when most similar nearby properties are in a lower band (which is the only case our score recommends a challenge). We err on the side of caution.

Why can’t I just use Zoopla or Rightmove valuations?+

Because the VOA explicitly rejects them. The band is based on what your property would have sold for on 1 April 1991 (England/Scotland) or 1 April 2003 (Wales). Modern AVMs don’t reflect that.

Is this regulated by the FCA?+

No, and it doesn’t need to be. We sell a digital information product. We don’t handle money on your behalf, give regulated advice, or submit the challenge for you. The Consumer Rights Act 2015 and the Consumer Contracts Regulations 2013 cover the sale.

What if my property is newly built?+

New builds can take 4–8 weeks to appear in VOA data after first occupation. If your address isn’t found we refund automatically. Once banded, a brand-new property can be challenged via the formal “proposal” route within 6 months — the strongest route available.

Do you cover Scotland, Wales, and Northern Ireland?+

England and Wales — yes. Scotland is handled by the Scottish Assessors (not the VOA) and we don't support it yet, so we won't sell you a pack for a Scottish address — enter one and we'll tell you honestly. Northern Ireland uses a different system (Domestic Rates), not Council Tax bands, so it's out of scope too.

Can I challenge if I rent?+

You can request an informal review if you live there and pay Council Tax. The VOA tends to respond more readily to the registered owner — we suggest looping in your landlord, especially because the refund (if successful) flows to whoever paid the bill.

What happens if I’m moved up a band?+

You’d pay the higher rate from the date of the decision onwards (not backdated). The risk is genuinely small if our engine flags your case as Strong; we err on the side of caution and won’t take your £39 for cases we don’t believe in.

Do you offer it as a subscription or business product?+

Not yet. If you’re an accountant, conveyancer, or property manager wanting to offer this to multiple clients, get in touch — we’re considering a bulk plan.
